What's The Difference Between Short Sales, Foreclosures & REOs?

Knowing the difference between the types of distressed homes is a crucial part of determining what kind of investment is right for you. Here's a simplified explanation of the most common types of distressed properties in Austin:

Short Sales: Short sale homes occur when a lender agrees to receive less than the total amount owned on the property. These homes are willingly sold by the home owner and follow a very specific process.

Foreclosures: A foreclosure is a home that has been taken back by the lender due to the home owner's failure to make their agreed upon mortgage payments. Foreclosure homes are then auctioned at a Trustee Sale, in which buyers can purchase the foreclosure in cash at the time of the auction. If the home fails to sell at the auction, it becomes a REO. Note: The term foreclosure is often misused in real estate listings and common language to mean REO.

REOs (also known as "bank-owned"): REO stands for Real Estate Owned properties. These are homes that have gone through the foreclosure process, failed to sell at auction and are now in the bank's possession.
