What's The Difference Between Short Sales, Foreclosures & REOs?
Knowing the difference between the types of distressed homes is a crucial part of determining what kind of investment is right for you. Here's a simplified explanation of the most common types of distressed properties in Austin:
Short Sales: Short sale homes occur when a lender agrees to receive less than the total amount owned on the property. These homes are willingly sold by the home owner and follow a very specific process.
Foreclosures: A foreclosure is a home that has been taken back by the lender due to the home owner's failure to make their agreed upon mortgage payments. Foreclosure homes are then auctioned at a Trustee Sale, in which buyers can purchase the foreclosure in cash at the time of the auction. If the home fails to sell at the auction, it becomes a REO. Note: The term foreclosure is often misused in real estate listings and common language to mean REO.
REOs (also known as "bank-owned"): REO stands for Real Estate Owned properties. These are homes that have gone through the foreclosure process, failed to sell at auction and are now in the bank's possession. REOs are the "foreclosures" that you'll find listed on our site and that real estate agents can help you buy.
