Listed below, are some quick facts regarding the extension of the $8,000 first-time home buyers and $6,500 repeat home buyers tax credit.  

Extended $8,000 First-Time Home Buyers Tax Credit 

• This tax credit is for first-time home buyers only, for purchase of a primary residence, either resale or new.

• The law defines “first-time home buyer” as a buyer who has not owned a principal residence during the three-year period prior to the purchase. For married taxpayers, the law takes into account the homeownership history of both spouses. In other words, married couples are not eligible to claim the first-time home buyer tax credit if either spouse has previously owned a home. They may, however, qualify for the repeat home buyer tax credit (see below).

• The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.

• The credit is available for homes purchased on or after January 1, 2009, under contract by April 30, 2010, and closing by June 30, 2010.

• The income limits were raised: For sales occurring after November 6, 2009, the Act establishes income limits of $125,000 for single taxpayers and $225,000 for married couples filing joint returns.

• The income limits for sales occurring on or after January 1, 2009 and on or before November 6, 2009 are $75,000 for individual taxpayers and $150,000 for married couples filing jointly.

$6,500 Repeat Home Buyer Tax Credit  

• Qualified move-up or repeat home buyers purchasing any kind of home are eligible to claim this credit.

• The law defines a qualified move-up home buyer (“long-time resident”) as a person who has owned and resided in the same home for at least five consecutive years of the eight years prior to the purchase date. For married taxpayers, the law takes into account the homeownership history of both the home buyer and his/her spouse.

• Repeat home buyers do not have to purchase a home that is more expensive than their previous home to qualify for the tax credit.

• This tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $6,500.

• The income limit for single taxpayers is $125,000; the limit is $225,000 for married taxpayers filing a joint return.
